How often should I service my Aircon unit?
It is highly recommend to service your Aircon unit every 3 months, but this may also vary depending on the placement of the unit and the usage, chemical washings may be recommended as well.
What are some of the common causes for Aircon leakage?
Aircon water leakage is one of the most frequent issues we see in Singapore homes and commercial units. The most common causes include:
-
Clogged Drain Pipe
Dust, algae and dirt can block the drain pipe, causing water to overflow instead of flowing out properly. -
Dirty Evaporator Coil / Filter
When the coil or filter is too dirty, condensation becomes excessive and results in dripping. -
Damaged or Misaligned Drain Pan
A cracked or rusted drain pan will fail to collect water, leading to leakage. -
Improper Installation
Incorrect pipe gradient or poorly positioned drainage can cause water backflow. -
Low Refrigerant (Gas)
Low gas level causes the evaporator coil to freeze. When it melts, water drips. -
Blocked or Dirty Condensate Pump (mainly for commercial/ceiling units)
If the pump fails, water cannot be discharged and will overflow.
Why is my Aircon not cold anymore?
When an aircon suddenly stops cooling, it usually points to a few common issues:
-
Low Refrigerant (Gas) Level
If the gas is leaking or has dropped over time, the evaporator coil cannot cool properly. This is one of the most frequent causes. -
Dirty Cooling Coil / Filter
A coil filled with dust reduces airflow and cooling efficiency. Once too dirty, even strong fan speed also feels “not cold.” -
Clogged Drain Pipe or Blocked Airflow
Water blockage or restricted airflow forces the system to work harder and reduces cooling. -
Faulty Fan Motor or PCB Board
If the indoor fan or electronic control board is not functioning correctly, the air cannot circulate well enough to cool the room. -
Outdoor Unit Overheating
When the outdoor unit is too dirty, blocked, or installed in a poor ventilation area, it struggles to release heat—resulting in weak cooling.
What is the difference between normal wash and chemical wash?
A normal wash is basic maintenance that includes cleaning filters, brushing the coil and clearing the drain pipe to keep airflow smooth. A chemical wash is a deeper cleaning where the unit is dismantled and the coil, blower and drain system are thoroughly flushed with chemical solution to remove heavy dirt, restore strong cooling and fix issues like leakage. In short, normal wash maintains performance, while chemical wash solves more serious problems caused by long-term dirt buildup.
